Funding your self-built house:

Each development opportunity is unique and as such, the payment process will vary. Some developers who offer self-finish apartments or townhouses may require you to purchase at Serviced Plot stage – while others will only require a deposit and then you will complete your purchase when you take over the project. In any case, details of how you will be required to fund your project will be accessible from the developer or within the purchase agreement.

The delivery of custom build housing is as varied as the flexibility of design it allows for. It is a spectrum of both choice and involvement, and each development opportunity is unique in terms of where it sits on this scale.

All delivery models for custom build housing are underpinned by two key components. Firstly, planning permissions are granted for homes to be delivered through the sale of serviced plots and secondly, the enabling of consumer involvement and choice to bring new custom build developments to the market.

Your plot will be fully serviced and ready to build on. You can coordinate the delivery of your home including design and construction to save you money or you can work with professionals to deliver your house for you.

SERVICED PLOT

Purchasing a serviced plot can dramatically save you time and money, and still provide the same level of flexibility in the design and architecture as a standard self-build project.

Serviced plots are always available with an outline planning permission already agreed, which simply means the local planning authority, for that location, has permitted the development of a new dwelling, but the design and specification of the house is still to be agreed. Firstly, by you and your design team and then by the same planning authority by way of a detailed planning consent, which you will need to get before you can begin construction.

You will benefit from the utilities your house will need to run being connected to the boundary of your plot. The process of delivering these utilities, which include; electricity, gas, water and telecoms, has been coordinated by the enabling developer. This means the speed in which your new home can be constructed is significantly quickened.

Each serviced plot is accessible by a road which will have been designed to the requirements set by the Highways Authority. It’s important to find out to what standard any road connected to your plot will be completed to, and if it will be adopted by the local council or whether you will be responsible for making annual payments towards its maintenance.

When purchasing a serviced plot some developers may require you to purchase your plot at outline planning permission stage, while others allow you to reserve them, for a fee, while you design your new home and seek detailed approval.

 

GOLDEN BRICK PLOT

Golden brick plots are those which are available to purchase with the below ground works already completed by the developer, specific to your house design. It is becoming common on larger sites for some custom build developers to provide ‘Golden Brick’ plots. When purchasing your plot at Golden Brick, you will be entered into an Agreement with the developer to buy the land and foundations of your house, which have been designed specific to your preferred house design. They are installed by the developer prior to you completing the purchase of your plot.

It is worth noting the more involved you are in the process the more money you could save, meaning your immediate equity on completion may be increased.

SELF FINISH HOMES

Often a preferred route for urban developments. You can purchase a plot and the superstructure of your new home will be built to a wind and watertight shell. This can be an apartment space, a duplex or a unit within terraced housing. This enables you to coordinate the delivery of the internal fit out and decorating. This could be once the house is wind and watertight or it could be later in the process where you can install your own lights, doors, kitchens and bathrooms. Your level of involvement can be entirely your choice.

It is worth noting the more involved you are in the process the more money you could save, meaning your immediate equity on completion may be increased.

APARTMENTS AND TOWNHOUSES

Custom Build is not just for detached homes on individual plots, in fact many developers are working in urban areas, where space is limited and house prices are at a premium. There are opportunities across many UK cities and towns where you can purchase a custom build apartment or townhouse.

Due to the nature of these developments there is of course less scope to individualise the external of your home, as your apartment or townhouse is part of a single superstructure containing multiple units. However, many developers will give you the opportunity to design the interior layout of your home, and then you can ‘self finish’ the interior once it has been built to an agreed stage. This enables you to create your new home, individual to you, and more affordable, in an area which may have accelerating house prices.




YOUR RIGHT TO BUILD - Legal grounds

The UK has suffered from a major housing shortage for a number of years, and with the Government far behind their target of building 1.5 million new homes by 2020, there is a requirement for a significant change in how we build and buy new homes in this country. The Government has decided, as part of the solution to the crisis and to assist their plans for the UK to build new homes at scale, people in England now have the lawful right to build their own home.

 

Legislation was passed in April 2016 which is designed to significantly accelerate the growth of new housing by empowering consumers to design and build their own home or commission a home to be built to their specification. This has been dubbed the ‘Right to Build’ and it has been given to everyone over the age of 18 in England.

How do you exercise your right to build and what is the result of you doing so?

You can exercise your Right to Build by registering your desire to either self or custom build your new home with any local planning authority in England. You can register for one or many local planning authorities, although in some cases the authorities have implemented a local connection test where you would need to evidence your connection to the area for your registration to considered as official demand.

 

Registrations are compiled over the course of one year, from the 1st of November to the 31st October of the following year. These annual cycles are called ‘base periods’. At the end of each base period the local planning authority has an obligation to provide sufficient planning permissions – within an on going three year cycle – for new homes, that must be delivered through the sale of a serviced plots for self or custom build.

 

Due to the cyclical nature of how demand is harvested and the requirement for 100% of demand to be satisfied the ‘Right to Build’ sector is demand led. The more people who register the more opportunities which will become available at any given time.
